Live Mortgage Broker Training: Practical Case Study Workshops
“Knowing the theory is one thing. Being able to confidently apply it when a real client is sitting in front of you is another.”
There is a big difference between understanding mortgage broking in theory and being able to confidently work through a real client scenario.
You can read lender policy. You can complete training modules. You can learn how to enter a client into a CRM.
But what happens when the information isn’t perfect? How do you structure the deal? What questions should you ask? How do you compare lenders? And how do you turn all of that work into a clear recommendation that genuinely helps the client?
These are the skills that develop through practice, discussion and experience.
That thinking was behind the introduction of Vision Aggregation’s new Live Case Study Workshops as part of our Broker Accelerator Program.
And after running our first session, we think we are onto something.
Learning by Doing
Rather than giving brokers a case study to complete in isolation, we wanted to make the process much more practical.
Before the workshop, participating brokers were provided with realistic client scenarios and supporting information. Their job was to work through the cases as though the clients had actually walked through their door.
That meant reviewing the information, entering the clients into Infynity, assessing borrowing capacity, researching possible lender solutions, thinking about loan structure and preparing a Statement of Credit Advice.
Then we came together for a two-hour live Teams workshop.
Cameras were on, everyone contributed and, importantly, brokers were encouraged to compare what they had done.
There wasn’t always one “correct” answer.
That was precisely the point.
A First Home Buyer – With Plenty to Think About
Our first case involved Emily, a first home buyer looking to purchase in Western Sydney.
On the surface, it appeared relatively straightforward. But as we worked through the case together, it opened up some excellent discussion.
How should a parental gift be recorded?
How do we properly assess living expenses? W
hat commitments need to be captured from a credit card?
How should first home buyer assistance be considered?
What happens when different servicing calculators produce different results?
The discussion then moved beyond simply getting a loan approved.
We looked at how brokers can help a client understand the implications of borrowing at different levels, retaining a sensible cash buffer and balancing the desire to buy a better property with the reality of future repayments.
That is an important distinction.
Good mortgage broking isn’t just about establishing how much somebody can borrow. It is about helping them make a well-informed decision about how much they should borrow..
Moving Into Investment Lending
Our second scenario stepped up the complexity.
This time, brokers had to consider an investment purchase using equity from an existing owner-occupied property.
That generated discussion around equity release, loan splits, debt purpose, security structure and how to avoid unnecessarily cross-collateralising properties.
We didn’t get as far through the investment case as we would have liked, there was simply too much good discussion in the first scenario!
But even in the time available, the investment case highlighted why these workshops are valuable.
Rather than just being told how a transaction might be structured, brokers could see the structure being built, question it and compare it with the approach they had taken themselves.
The Value Is in the Conversation
Perhaps the strongest feature of the workshop wasn’t the case studies themselves.
It was the conversation around them.
Brokers asked questions. Other brokers had often been wondering exactly the same thing. Different approaches were discussed, assumptions were challenged and practical experience could be shared.
One participant told us:
“I particularly enjoyed hearing other brokers’ questions and seeing how they approached the scenarios, as it gave me different perspectives.”
Another highlighted the value of the format:
“Interactive session – lots of value in hearing feedback, commentary from Dave.”
And another broker said:
“Going through case studies and being able to ask questions helped me understand the process much better.”
That is exactly what we wanted these workshops to achieve. Building Confidence, Not Just Knowledge
Technical knowledge is obviously important in mortgage broking.
But new brokers also need confidence.
Confidence to question information. Confidence to speak with BDMs. Confidence to compare options. Confidence to explain why they are recommending a particular structure. And confidence to recognise when they need to stop and investigate something further.
One of our participants summed this up particularly well:
“I found the session really engaging and it definitely helped build my confidence. I would love to see more of these sessions going forward.”
That feedback matters to us because the objective of the Broker Accelerator Program isn’t simply to help somebody complete a case study.
It is to help develop better brokers.Home lending involves important financial decisions, so trust matters.
Your website should help potential clients understand who they are dealing with and what they can expect.
Consider including:
- a clear broker profile
- your experience and areas of focus
- an explanation of your process
- professional contact information
- relevant qualifications or accreditations
- client feedback or testimonials where appropriate
- answers to commonly asked questions
Consistent branding, clear formatting and professional imagery can also help make the website feel more credible and easier to use.
What Comes Next?
Our first Live Case Study Workshop also gave us plenty of ideas about how to make the next one even better. We will continue refining the preparation material, giving brokers clearer guidance around the more complex scenarios and ensuring we preserve enough workshop time to explore alternative deal structures.
We also want to increasingly weave compliance, documentation quality and client communication into the cases.
Because in the real world, these things don’t operate separately.
Research, servicing, structure, compliance, documentation and communication all come together when a broker sits in front of a client.
That is what we want our case studies to replicate.
And based on the engagement and feedback from our first session, Live Case Study Workshops will become an important part of how we help Vision brokers turn knowledge into capability.
Put the workshop thinking into practice with our Ready Reckoner, featuring helpful prompts and key points to consider when working through client scenarios.
