Is a February Interest Rate Cut on the Horizon?
The big four banks in Australia have recently revised their predictions for the cash rate, and possibility of an interest rate cut for 2025. Particularly ANZ, the big four banks are predicting the Reserve Bank of Australia (RBA) will reduce the cash rate by 25 basis points at its February meeting, set for the 17th to 18th of February. This would bring the rate down to 4.10%.
The decision is driven by lower-than-expected inflation figures for November 2024 and declining new dwelling price growth.
If this interest rate cut occurs, ANZ also predicts a second rate cut in August, which would lower the RBA cash rate to 3.85% by the end of 2025.
Other major banks’ views also align with this forecast, with CBA expecting a February interest rate cut following positive inflation data. However, NAB and Westpac have maintained their prediction of a rate cut in May, though they may revise this position considering the recent Consumer Price Index (CPI) figures.
What Brokers Should Expect if the Interest Rate Cut Occurs
- Increased Buyer Confidence
A potential interest rate cut by the RBA could reignite confidence among buyers, particularly those hesitant to commit due to high borrowing costs. First-home buyers may re-enter the market, or enter for the first time, and current homeowners may seek refinancing opportunities, particularly those who may have come off a low fixed interest rate during the recent interest rate hike. - Mortgage Activity May Spike
Lower interest rates will likely lead to increased refinancing inquiries as clients seek better deals. Property investors may also view this as an opportunity to expand their portfolios while costs decrease and borrowing power increases. - Shifts in Lending Policy
The RBA’s decision of an interest rate cut could prompt changes in lenders’ assessment rates and borrowing capacities, potentially impacting how much clients can borrow. Be ready to discuss these changes with your clients.
