Mastering Lender Relationships: BDM - A Mortgage Broker’s Competitive Advantage

In today’s dynamic mortgage market, building strong relationships with your lenders is one of the most effective ways for brokers to streamline processes, gain faster approvals, and ultimately grow their business.

At Vision’s recent mentor workshop, experienced BDMs from Bankwest, Macquarie, and NAB shared their insider strategies on how brokers can better collaborate with their lender partners to deliver excellent client outcomes.

In this blog, we unpack the key takeaways and explore what makes a broker truly exceptional when it comes to lender engagement.

The Essential Role of a BDM in Lender Relationships

Why is your BDM Crucial?

A Business Development Manager (BDM) serves as the primary connection to the bank for the. They work with you and advocate for your deals, help you interpret credit policies, and help troubleshoot issues before and after submission. Understanding them, their role – and how to use it effectively – can be a game changer.

A Week in the Life of a BDM

A BDM juggles many broker relationships at once (100’s). Their schedules are packed with face-to-face meetings, scenario calls, internal planning, and follow-ups. Many operate in two-week cycles with meetings across metro and regional zones, handling high volumes of emails, pricing requests, and scenario assessments.

How to Work Effectively With Your BDM

  1. Workshop deals if uncertain – if there are grey areas of your deal that you are not sure your lender will accept, workshop it with your BDM.  That is so much better than having the deal deferred/declined
  1. Brief and effective communication – make emails as short as possible and be crystal clear in what you need.  Even put what you need in the subject line.
  1. Look at resources first – learn to use their broker portal.  Try and work out if that can solve your problems first.
  1. Don’t Be Shy: No question is too silly – early contact avoids late issues.
  1. Respect – there are times in the week when you are stressed, especially if a few deals have hit roadblocks.  Avoid venting at your BDM or the support teams.  Keeping things professional will always be the best way, because you are going to need them again soon!
  1. Face to Face – arrange to meet them face to face, whether online or near their offices for a coffee.  Get to know them, put a face to the name, and learn a bit about their life ‘outside’ work too.  This will make all your future interactions warmer and better.
