10 Things for Brokers ‘To Do’ before the Summer Holidays
As we head into the Christmas / school holidays / summer slowdown, it’s tempting to think “one more deal, then I’ll stop.” But as many brokers know, this time of year can sneak up fast.
Lenders go quiet, clients go missing, and before you know it, it’s February and your pipeline’s a ghost town, and you feel like you haven’t any type of break.
So, here’s Vision’s top 10 checklist Brokers can do to finish the year strong, stay compliant and actually enjoy some time off these summer holidays
1. Brokers, audit your pipeline, and be brutal
Go through your pipeline and classify deals into 3 categories:
- What will settle this year
- What is likely to roll into Jan/Feb
- What are likely ‘dead’ leads or non-starters
Don’t waste December chasing files that cannot settle before Christmas. Focus your energy on what you can control, and clean up the rest in Infynity.
2. Confirm lender cut-off dates
Every lender’s “last day for new submissions” and “last day for settlements” differs.
Please check the lenders you are using so you know in advance.
Tip: For refinances and construction loans, double the time you think you’ll need. Most lenders tend to be on reduced staff from around the third week of December.
3. Keep clients in the loop
Send out a holiday message by mid-November (with one or two reminders before your break) outlining key deadlines, and a quick “what to expect over the break” note.
We have included a sample Christmas Communication Template here if you want to make it easy (for clients and referrers).
4. Reconnect with expiring fixed clients
Check clients whose fixed rates expire between January and April. They’re ideal for proactive retention and refinance conversations now, before they go on their breaks.
5. Automate your marketing
Schedule a few pre-drafted social media posts or email campaigns. Examples might include
- Holiday greeting post
- ‘New Year, New Goals’ email to go out early Jan
- A simple finance tip series while you’re away
Keeping your name active during the quiet period keeps you in their subliminal thoughts and can keep the referrals ticking.
6. Touch base with referral partners
Before everyone disappears, lock in early-2026 catch-ups with your real estate and accounting partners. A quick “thank you” coffee or small gesture now pays dividends in January / February when they’re referring again.
7. Set your January game plan
January’s quieter, which makes it perfect for strategy.
- Commence your 2026 business planning
- Map your next quarter’s marketing activity.
- Schedule in any training modules you’ve been putting off
8. Protect your cash flow
Commissions can slow down in the New Year if your December/January lodgments are quiet. Forecast your Feb-April inflows. Build a buffer and avoid starting the new year under financial pressure.
9. Infynity access if you are overseas?
If you are heading out of Australia and need access to Infynity, you need to arrange offshore access. And if you are accessing any of your platforms, as always, ensure you are on a secure network.
10. Switch off brokers, and have a break
Once you’ve wrapped up, wrap up. Update your out-of-office message and take the time to recharge. Your business will thank you for it. Brokers who come back rested and focused after a decent break almost always outperform those who try to work through.
Enjoy your time off!
